  • Eight (8) 3 bedroom, 1.5 bath, 2-level homes on the 2nd and 3rd floors for 3-6 person households; ($325,000 + Condo fee); and

These homes have access to public transportation and the Dougherty Fields recreational complex, including:

  • Buses: the #1, #4, #5, #7 & #9 Metro bus lines, and the Portland Transportation Center are a short walk away.

Can I purchase a condo and rent it out? You can have housemates, but you can't rent out the whole unit.
Can I earn equity? Yes, you can earn equity. The future sales price goes up according to the increase in area median incomes. You also grow wealth through paying down the principal which is part of your monthly mortgage payment, and if you itemize on your taxes, you save from not paying taxes on the part of your mortgage that is property taxes and interest.
Is this good quality construction? Yes, these homes were built at the KBS factory in Poland, Maine as modular boxes and assembled and finished on site by Backyard ADUs. Modular uses similar construction techniques and materials as "stick built" construction but is done inside a factory where workers are protected from the weather.  
Backyard ADU builds high-quality homes with traditional wood products in modular factories with a strong focus on energy efficiency. Each module is precision-engineered in a controlled environment with consistent inspections and rigorous quality control, resulting in durable structures and clean, long-lasting finishes. Are these homes energy efficient? 
These homes are very energy efficient, are all electric, with heat pumps, and will achieve DOE Zero Energy Ready Homes Certification, and have a HERS index of 34-42%, which means 58–66% less energy use than a standard new home, by building in a tight building envelope, high-R insulation, high-performance windows, efficient HVAC, and good air sealing and ventilation design.

Read about available mortgages and programs. 
  • Check your eligibility for MaineHousing’s down payment assistance of up to $5,000 from their Advantage program, or $10,000 for their First Generation Pilot program. See their income limits here. People who get MaineHousing loans are exempt from real estate transfer tax, which saves both buyer and seller about $600+ each. Some buyers who have gotten these grants were able to purchase condos with less than $3,000 cash. 
  • Try MaineHousing’s calculator to see what you can afford.
  • Some banks may offer special mortgage products not associated with MaineHousing.
  • Buyers with larger amounts of cash may not need a mortgage.

We have direct relationships with the following lenders. You can choose whichever lender you want as long as they support new construction, price and income restricted condos, and support the type of loan you want to get. You don't need to have an existing relationship with a bank to get a mortgage; in fact, every bank offers different loans, so we recommend you call 2-3 banks; it typically takes about an hour to get a pre-qualification letter from a lender, and you can typically do it online or via phone. Lenders typically do a "soft credit pull" for pre-qualification letters; so it doesn't count against your credit.

Public Funding & Related Restrictions

Since City and State Funds were used to build these Condos, they are both Price Restricted and Income Restricted:

Income restricted means buyer households must earn up to 100% of Area Median Income (AMI) when they purchase the home (see the chart below). In the future, households can only sell to other households that are at or under the 100% of Area Median Income (AMI).  Income test only applies at time of purchase. There is no asset limit, except that you can't simultaneously own another home you could live in.  2024 Maine Housing Income Eligibility Form

Price restricted means that the sale price of the home can only increase to the extent that the Area Median Income has increased. City of Portland housing office will calculate what condos can be sold for in the future.
