The Lambert Woods NorthApartments at 2274 Washington Ave Ext in Portland started construction in November 2025 and will be completed in early 2027. The Lambert Woods North Apartments will be a 72 home apartment complex broken into 6 buildings, including townhomes and 3 story walkup apartments with indoor and outdoor community spaces. The project was initiated by the City of Portland, which put out a request for proposals in 2020 and chose this team to design and implement the project. Funding came from the MaineHousing, City of Portland, and CREA. Maine Cooperative Development Partners teamed up with POAH, a non-profit affordable housing developer who will be the long term manager and primary owner.
Background 622 Auburn and 0 Gray Road (in Falmouth) is one of five parcels chosen by the City of Portland, Maine in 2019 to be redeveloped as mixed income, middle income housing. Only about 3 acres will be disturbed; the remainder will be conserved and is intended to have trails available to the public. The site is north of Washington Ave Extension between Blackstrap and Auburn Streets, adjacent to residential and light industrial areas, and about a quarter mile south of the Falmouth Spur highway. The site is ¾ of a mile east of the Falmouth Crossing shopping area, and 1.3 miles from Lyman Moore Middle School. The site is on the the Metro Bus #9 loop, which provides frequent service to all the middle and high schools, services, and downtown area. The project received site plan approval in February, 2023 and an update in March 2025.
The City allows work hours Monday through Friday 7:00am–7:00pm. If necessary, Saturday work hours will be 8:00am–5:00pm.

The road through the middle is Washington Ave Extension, with Auburn Street on the far right, and Lambert Street on the left. The square buildings are 10 and 11 unit Community Flats buildings, each with a social lobby, and community amenity, and a 2BR and 3BR on the first floor; the uppers floors each have two two bedroom and two one bedroom units each. The long buildings are Rowhomes; they have 1BR homes on the first floor, and 3BR, 1.5 two story homes on the second and third floors. In Person Land & Tree Acknowledgement Friday, Oct 17, 2025 at 2pm Join us to acknowledge the land at 2274 Washington Ave Ext. Our goal is to connect to the land, honor its past, thank it, grieve the forest that will be lost, and ask for blessing for the future community that will start to be built later this month.
Wabanaki Land This land, as all of Maine’s land, is unceded Wabanaki land. As such, we’ve asked Dwayne Tomah to guide us. Dwayne’s life has been dedicated to the preservation of Passamaquoddy language and culture. Dwayne will lead us in prayer and song, and share some of the history of the land. We'll have a blessing for its future, which will include trails, housing, and community space. We'll have some light refreshments.
Loss of Forest Initially, we were concerned about building on a site that was mostly woods and wetlands. After conducting environmental assessments, we decided to build only on the 2-acre upland portion closest to the road and adjacent to a bus stop, out of the original 18 acres. We were excited by the site’s potential and collaborated with Portland Trails to sketch future trails. We hired a forester to identify special trees and then modified the design to accommodate them. Inspired by this project, MCDP developer Liz Trice helped initiate the conservation of 450 acres in Rumford, which officially became the Rumford Community Forest in 2025.

Monday, March 17, 2025, City Council votes to retain ownership of the parcel between Lambert Woods North and the 295 spur that is located in Falmouth, as requested by the developer. The original RFP for Lambert Woods North included two parcels, one in Portland, and one in Falmouth; there are significant wetlands and other development barriers for the Falmouth parcel; the Falmouth may be redeployed as a separate RFP as the city believes there is a possibility of some small development on the upland portion. Lambert Woods South and North are unaffected by this change.

Saturday, Oct 29, 2022, 10:30 amPortland Bike and Pedestrian Advisory Committee Neighborhood Walk Audit The Portland Bike and Pedestrian Advisory Committee is coming to the Summit St/ Lambert neighborhood on Oct 29th to work on a walking audit of the area. The start time is at 10:30AM and will meet at 501 Summit St.
Portland Bicycle and Pedestrian Advisory Committee advocates and educates on bicycle, transit, and pedestrian issues, including handicap accessibility, with support from the city’s Healthy Portland office, and in collaboration with other offices and organizations including the Bicycle Coalition of Maine, Portland Trails, PACTS, the Department of Public Services and the Planning Department. The committee will work on an audit of the neighborhood and submit it to the city with recommendations.
